No Valuation Bridging Loans

No valuation bridging loans, and what the phrase actually means.

The property is still valued. It is just not visited. A lender that accepts an automated or desktop valuation removes the step that sets the completion date on most bridges, and on the right asset in England and Wales that turns weeks into days. Here is who qualifies, the limits, and where it does not work.

The honest definition

No lender lends without knowing what the security is worth. What a no valuation bridging loan means is that the lender accepts an automated valuation model, produced by software from land registry and comparable data in minutes, or a desktop valuation from a RICS registered valuer who works from data, photographs and title without visiting, in place of a physical inspection.

That matters because on a bridging deal the physical valuation is the critical path far more often than the legals: three to ten working days to book and report on residential, one to three weeks on commercial. Remove it and the completion date moves by a week or more, and the valuation fee, paid up front and never refunded, goes with it.

It is a genuinely different product from the one most borrowers imagine, and the limits below are why. The full guide to desktop and AVM valuations →

Who qualifies

VariableWhat the automated and desktop routes need
LocationEngland and Wales, mainstream postcodes. Scotland on a narrower basis, cities more than rural.
Property typeStandard residential. Simple semi commercial sometimes. Not commercial, land, trading assets or HMOs of scale.
ConditionHabitable, standard construction, no works in progress. A refurbishment is not a desktop case.
TitleClean registered freehold or long leasehold. Short leases and complex title force an inspection.
LeverageUp to around 75% loan to value at leading lenders; 60% to 65% at more cautious ones.
Loan sizeUp to around £1m at leading lenders in 2026; caps nearer £500,000 elsewhere.
Data confidenceThe model returns a confidence score; lenders require the top bands. Thin data fails this even when everything else passes.

Where it works best

  • Re-bridging an expiring facility on property you already own. No purchase contract, no searches, clean registered title: with an AVM and a solicitor already instructed this is the profile where days is a real answer. Bridging refinance →
  • Capital raise against an unencumbered or lightly charged home or buy to let, where speed matters more than squeezing the last point of leverage. Capital raise bridging →
  • Auction purchases of standard residential lots, where a lender that will run an AVM on the lot gives you back a week of the 28 before anyone touches the legal pack. Establish it before you bid. Auction finance →
  • Chain critical purchases where the seller will not wait for a valuer's diary.

Where it does not

Commercial property, land, trading assets, heavy refurbishment, unusual construction, short leases, high leverage, and rural or island postcodes where comparable data is thin. On all of those the answer is a physical inspection whatever the lender's marketing says, and chasing a no valuation route wastes the days you were trying to save. The honest bridging timeline, with a deadline checker →

Two cautions on the ones that do qualify. The lender can escalate to an inspection if the model's confidence is low or the title surprises, so plan a timeline that survives it. And the loan is sized on the model's figure, which on a purchase is usually tested against the lower of price and value for the first six months of ownership. How valuations decide your loan →

What it costs

Rate is set by the same five things as any bridge: loan to value, charge position, asset, exit and borrower. The automated route itself is not a premium product. What changes is the fee stack: the physical valuation line, typically £500 to £3,000 or more and paid before the report exists, is gone or replaced by a nominal desktop charge. On a deal that aborts, that is the money you did not lose. Bridging loan rates by leverage →

How we place it

Whole of market only matters if the market is tested on the right variable. On a no valuation case the variable is which lenders will run an automated or desktop route on this asset at this leverage, and the answer changes month to month as lenders widen criteria. We check it before anything is instructed and tell you plainly if the asset does not qualify, because a physical inspection discovered in week two is the slowest route of all.

No valuation bridging FAQs

What is a no valuation bridging loan?

A bridging loan where the lender accepts an automated valuation model or a desktop report from a RICS valuer instead of sending a surveyor to the property. The property is still valued; it is simply not visited. That removes the step that most often sets the completion date on a bridge, so these facilities can complete in days rather than weeks. The phrase no valuation is lender shorthand, and anyone who reads it as no valuation at all will be surprised at underwriting.

Who qualifies for a no valuation bridge?

Standard residential or simple semi commercial property in England and Wales, in a mainstream postcode with dense comparable sales data, in habitable condition with no works in progress, on clean registered freehold or long leasehold title, at moderate leverage. Leading lenders run automated valuations on residential bridging up to around 75% loan to value and loans up to £1m in 2026; more cautious lenders cap at 60% to 65% and lower loan sizes. Scotland is possible on a narrower basis because comparable data is thinner outside the cities.

How fast can a no valuation bridging loan complete?

On a re-bridge or capital raise against property you already own, with clean title and a solicitor already instructed, days. On a purchase, the legal work becomes the critical path once the valuation step is gone, so seven to ten working days is realistic and faster is possible where the legal pack is clean. The valuation is no longer the thing you are waiting for, which is the whole point.

Is a no valuation bridging loan more expensive?

Usually not on rate, and often cheaper overall because there is no physical valuation fee, which is paid up front and not refunded if a deal aborts. The trade off is leverage and scope rather than price: the automated and desktop routes are confined to the assets and loan to values where a model can be trusted, and above those limits a physical inspection is required regardless of lender.

Can the lender change its mind and require a physical valuation?

Yes. Lenders reserve the right to escalate to an inspection where the automated confidence score is too low, the title throws up something unexpected, the property looks non standard, or the data for that postcode is thin. Plan the timeline so an escalation is survivable rather than fatal, and expect it to happen more often on unusual property and in rural areas.

Does a no valuation bridge work on commercial property or land?

Very rarely. Automated models depend on dense comparable sales data, which exists for mainstream residential stock and not for commercial, land, trading or unusual assets. Commercial security almost always needs a full Red Book valuation with an inspection. Where a lender offers a lighter touch route on simple semi commercial it usually comes with lower leverage.
