The library

Each template has its own page explaining what it does, the worked example inside it, and what it deliberately leaves out. Pick the one that matches the deal.

Why we give these away

Because the deals that come to us with the arithmetic already done are the ones that complete. A developer who has seen which cap binds, a refurbisher who knows the net advance is not the gross loan, a landlord who has tested rental cover before drawing a bridge: those are conversations about structure, not about surprises. The templates do that work before the first call, and they carry our name because we would rather be the broker who told you the truth on a spreadsheet than the one who told you on a term sheet.

Template FAQs

Are the templates free?

Yes, all of them, and none is locked or protected. We ask for a name and email to send the file, and you choose separately whether to receive our monthly deal notes. Nothing in any file reports back to us; the figures you enter stay on your machine.

Why are the templates emailed rather than downloaded directly?

Two reasons. It confirms the email is real, so the file reaches a person. And it lets us send the file with a short note on how to use it and a link to the matching guide, which is more useful than a bare download. It usually arrives within a minute.

Can I share them?

Yes, and introducers are encouraged to. Send them to clients, put them on your own site, add your name. We ask only that the link to the template page stays in the footer so the next person finds the current version.

Will you keep them up to date?

Yes. Each file carries a version and date. Leverage caps, stress rates and rate assumptions move, and the templates are refreshed with the rates pages. The template page always links to the current file.

Do the templates give me a quote?

No. They show the arithmetic a lender applies so you can see how a deal is sized before you spend money on a valuation. Every rate in them is an assumption you set. For a real indication, send us the numbers or price the deal on the calculator, and you will have lender backed terms within 24 hours.
