Lender information pack checklist: the complete file, before the lender asks.

Thirty items across borrower, property, deal, exit and professionals, in the order lenders ask for them, each with one line on why. A complete pack at enquiry is the single biggest accelerator on any property finance deal, and the reason some cases get terms in a day while identical ones take a fortnight.

Name and email, and the file is on its way. We use the email to send the link and, if you tick the box, occasional deal notes from the broking desk. Nothing else, and one click to stop.

No obligation. No credit search. The file is emailed within a minute; the follow up is one email a week at most, and only if you tick the box.

Indicative only. Not an offer of credit. Any figures we give are indicative, vary by lender, asset, exit and borrower profile and can move at any time. Everything is subject to valuation and full underwriting. HyLend is a credit broker, not a lender.

What is in it

SectionWhat it covers
1. The borrowerEntity, directors, ID, assets and liabilities, bank statements, source of deposit, credit history, experience
2. The propertyTenure, price and value, existing reports, condition and planning, tenancy schedule or trading accounts, floor areas, additional security
3. The dealNet advance required, purpose, term, schedule of works, planning and appraisal for development, the deadline and what drives it
4. The exitSale evidence or refinance evidence, and the contingency
5. ProfessionalsSolicitor instructed, accountant, valuer access

Every item carries a short note on why the lender asks, because a borrower who understands the reason supplies the right thing first time.

Why a complete pack is worth a week

Files that stall are almost always files where something was requested twice. A lender that has the exit evidence, the tenancy schedule and the ID on day one issues terms the same day and instructs the valuer the next. One that has to ask three times issues terms a fortnight later, and the valuation and the legals start a fortnight later with it. The honest bridging timeline, and a deadline checker →

For introducers

Send it to clients with your own name on it if you like; it is a Word file and it is free to share. A client who arrives with the pack complete is a client whose case you can place in a day, and the checklist tells them why each item matters so you do not have to. Become a HyLend introducer →

Lender Pack Checklist FAQs

What documents does a bridging lender need?

Identity and address for every director, shareholder over 25% and guarantor; an assets and liabilities statement for guarantors; bank statements evidencing the deposit and its source; the property details, tenure and any existing valuation; the loan amount as a net advance, the purpose and the term; and above all the exit, evidenced. The checklist lists thirty items in the order lenders ask for them.

Is the checklist different for development finance?

The core is the same, with additions: planning consent and the status of conditions, the professional team, a costed schedule of works with a programme, and an appraisal with a cash flow. Section 3 of the checklist covers them, and our two development appraisal templates produce the appraisal and cash flow in the form lenders expect.

Why do lenders want the deposit source?

Anti money laundering rules require it, and a deposit that turns out to be borrowed changes the risk of the whole transaction. Documenting where the cash came from, whether savings, a sale, a directors loan or equity in another property, is quicker to do at the outset than to reconstruct under pressure.

Can I edit the checklist?

Yes. It is an ordinary Word document with no protection. Introducers add their own branding and clients strike out the items that do not apply. We ask only that the link to the template page stays in the footer so the next person can find the current version.

What happens after I send the pack?

We test the case across the whole market and come back with lender backed indicative terms within 24 hours, including which lenders will accept a desktop valuation on the asset and which basis of value they apply. Then you decide whether to proceed.
